Case Study "A"

Facility: 12,500 sq. ft. Medical Surgical Center
Background: The facility is a one story brick veneer building used approximately 12 hours per day for outpatient surgical procedures. Prior to the equipment upgrade/retrofit the facility generated approximately $39,000 in annual utility costs. At the time of the project the facility was in its 20th year of operation. While the building was in good condition, generally, the HVAC systems were in an understandable state of decline even while being under a continuous maintenance contract over this period.
Analysis: Facilities Management Specialists, Inc. was retained by the owner to oversee maintenance activities, including service contracts and generally advise the owner on operational aspects of the building with an eye toward keeping costs down. While we were not specifically retained to lower utility costs we felt we could help the owner reduce their utility costs while improving the condition of their HVAC systems.
Conclusions: The project that resulted included the replacement of all roof-top AC units w/ more energy efficient units and the implementation of a new temperature control system for the entire building.

Case Study "B"
Facility: 20,500 sq. ft. Office Building
Background: The facility is a two story brick veneer building used approximately 12 hours per day for commercial office use. The building is new (construction completed in 2002) and has many energy saving features built-in. The HVAC system consists of a Trane series R air cooled chilled water machine with twin helical rotors controlled by a Trane Tracer Summit temperature control system. All spaces are fed by variable air volume units which have integral electrical reheat.
Analysis: Facilities Management Specialists, Inc.. was retained by the owner to keep the building operating efficiently and reduce costs where possible. We utilized our expertise to reduce the operational costs of the facility by customizing the operation of the A/C equipment to the work habits of the occupants. Other energy reductions were obtained by modifying lighting and other controls for the most efficient operation. It was also beneficial to optimize the control parameters of the A/C system allowed by the flexibility of the Trane Tracer control system.
Conclusions: Upon completion of the fine tuning process we were able to lower the power consumption by approximately 29%.
